rent control tenants don't renew lease, only rent stabilized tenants.

If she doesn't live there at the same time you do, you're her subtenants, not here roommates.

Stop paying her the rent. Learn about stabilization now, or yesterday. Sue her for rent overcharge.

Were you and the other subtenant named in the lawsuit? You should have been.
