Let me see if I understend this: You have paid the rent for the last month you will be there, so you're all paid up as far as rent is concerned. LL does not have a security deposit from you. LL is claiming damages anywhere from $400's to $1300 for the rug, and LL doesn't have a security deposit. HA HA! LL will have to sue you outright-and you will probably be responsible for just patching the rug and fixing the door.
Right. Get the written estimates, take lots of pix, ask her what she wants, then make her an offer. When she accepts, have her sign a general release.
