None of what you are describing sounds like it rises to the level of a housing violation.

In any case, you want out of the lease, so why don't you just ask ? You and your landlord made the agreement, you can both change it. Propose that you'll pay Septemer rent and be out of the apartment by the end of that month, or sooner. You could also offer to allow him to show the apartment to prospective tenants before you move out.

It's very likely the LL will take you up on your offer. If he doesn't, you may be out your security deposit, or you may be able to assign the lease to someone else.
