if you really must get out, try talking to the LL about it. you should do that anyway, as it should be his responsibility to keep things safe, at least inside the building. how many apartments are in the building, btw? i'm not sure how you got to the point of signing a 2-year lease without noticing any of these problems (ie the roaches, the holes) you speak of. but since you did, you have a contract which more or less locks you in for the next 2 years. but you have the right to a safe and habitable residence. i would talk to the LL and make a list of the things that need to be fixed. you can probably justify withholding rent until some things have been fixed (like building security).
