High or low, rent stabilzed rents are "artificial" because they are set and increased through a political process - neither owner nor tenant can directly affect them.

Free market rents are set directly by negotiation between landlord and tenant.

All other things being equal, I much prefer to deal directly with owner/landlord than to have rents decided by some city bureacracy.
