Mitigate damages

A month ago I signed a one year lease in Upstate NY with an apartment complex management company. After that month, I have decided that I don't like the place (walls thin, neighbors noisy, etc.), so I gave them a 30 day notice of my intentions to vacate. They agreed to release me of my lease as long as I forfeited the security deposit and gave them a check for 2 months of pre-paid rent that they say they will only cash if they can't find a new tenant in that time. Is this legal? Aren't they supposed to try to find someone within the 30 day notice period? I understand that demand here is pretty high.
