MCIs are 1/84. Apartment Improvements are 1/40.

The monthly rent increase for a Major Capital Improvement (MCI) is the tenant's proportionate share of 1/84 of the costs of the buildingwide improvements.

The monthly rent increase for improvements in an individual apartment -- to which the tenant must consent -- is 1/40 of the cost of the improvements in that apartment.
