Do realize that the broker has a legal and ethical duty to represent the owner. Of course a good broker will "talk up" the property to potential buyers/renters - if he or she didn't, he'd be faltering in his own responsibilities! Unless you specifically hire a "buyer's broker", assume the broker is working for the owner.

As for the market price of apartments going down -- realize that one broker cannot control the market, or even speak with certainty on where its going. Larger forces are at play. A good argument could have been made for prices to either go up or to go down in the aftermath of the tragedy. And its anyone's guess where they're headed long term. So keep an ear to the market, sign a one year lease, and hope for the best!
