I think the floor sealing is an improvement beyond the original condition. Since the carpet is off, they may have seen some sealing that should be be done as part good workmanship. However, I think it is not part of the carpet replacement procedure that could be billed to the tenant.

You signed a very tough lease, but at least it must be pro-rated. Replacement cost of a new carpet would never stand up in court. Lease says you pay, ok but at the pro-rated price. Did you measure the size, can you call for estimates from another two carpet shops, in writing to bring to court, the size should be on the invoice you received?

What did they do with the old carpet, they are forcing you to pay for it, so you now own it. They can't assume that you wanted it in the dumpster, and should have offered it to you. It's only two years old, ...one stain, so it should have been worth something to you.
