As far as I know the wording on what constitutes damage is very vague. All it says is "reasonable wear and tear". You must get clarificaton from the LL as to what he/she is going to do as far as what he/she might perceive as damage. How about having LL inspect apt before you move out? And take photos of the apt. As for the $20- is she serious? Did you both post the deposit?
