lease renewal/rent increase in renovated apartment

I have a situation that I can't find any information on. I live in a building where the landlords gutted and renovated all but one unit. The unit that has not been renovated is inhabited by a 'squatter', someone who has not paid rent in 10 years and the landlords cannot get her out. When I signed my lease last year, we agreed that to renew, the increase would not be ridiculous. We negotiated over the phone and agreed upon a $50 increase per month, but I have not received a written addendum. I paid the increase on good faith last month, and now I'm living there with no lease, no renewal, nothing. What are my rights? What is the actual ceiling on how much they can increase my rent? Can I withhold my rent until I see something in writing, as they promised? I'm in the process of composing a letter to them, but I want to know what my rights actually are.
