grandfather protection?

I have been living in the same apts for going on 2 years. I have a dog that landlord knows of, have paid the required deposits and I am now being told that when my lease is up for renewal (in march 2002) I will not be allowed to renew because the limits on dog weight has changed from 70lbs or less to 20lbs or less (my dog is 30 lbs). Is this legal? Is there any kind of "grandfather law" that could protect me? Also, new tenant moved in two months ago with a 70 lb dog...i just dont get it. Please if you know anything, help me. My dog is like part of our family and my daughter would be devastated.
