Yes its all legal, yes its uncommon - though certainly not unheard of. With the exception of agreements that break the law, two parties can pretty much agree to whatever they want in a lease. If you have concerns, discuss them with the LL before signing, or seek out competent outside advice. Also find out the cost of property taxes and renter's insurance before signing.


: I am about to sign a lease on a residential apartment. The landlord has in the lease that I would be responsible to pay for 10% of all tax increases as well as having insurance on the apartment for the length of the lease for at least 100,000 dollars. Is this at all legal? I have never come across anything like this.
