You didn't say where or what you live in. I assume a single family house in upstate NY? In which case the agreement is perfectly legal. For obvious reasons, you would not find such an agreement for a multiple dwelling in NYC. The type of agreement you describe might be ideal for someone who is handy and doesn't mind taking care of such things. If that's not you, consider a full service apartment instead.
