: I am about to sign a lease on a residential apartment. The landlord has in the lease that I would be responsible to pay for 10% of all tax increases as well as having insurance on the apartment for the length of the lease for at least 100,000 dollars. Is this at all legal? I have never come across anything like this.
well, like zephyr said, if you agree to it, and it isn't a criminal act, it's legal. if you agree to it is another thing. zephyr is talking about renters insurance, but, that is not what your landlord wants you to get. i have seen the insurance clause in commercial leases, where the tenant carries a property policy payable to the landlord, but not in a residential lease. but, like everything else, everything is negotiable BEFORE you sign.
