not sure how to proceed

i hope i can clearly explain my situation. I live in brooklyn, in a brownstone that has four apartments.
The fourth apartment thing is a little tricky, i live on the second floor in a two room apartment no kitchen or bathroom,i have to share a kithcen and bathroom with a neighbor who lives on the ground floor which in itself is a problem but the real problem is this.
I live there because it is pretty inexpensive however my landlord drops a bomb on me a few months ago that he is thinking of splitting my two room space and putting another tenant in, this would mean now my space would now be a sort of studio(same rent) and three people would be sharing a kitchen and bathroom for the same rent. I said no but what recourse do i have. My lease is basically a handshake from him and is month to month, i do have rent receipts not all of them but i can prove i have lived there over three years. Are there some kind of zoning laws againist landlords piling that many people into a space?
