Good advice. Just one comment: For a routine buy-out, don't hire a lawyer on contingency. I have dealt with at least one well-known tenant lawyer who has done so. When it didn't look like he would get a deal from us, he seemed more interested in getting paid then representing his clients' best interests (we did a deal at our price).
