Is the apt rent stabilized? Even if it's not its the LL who is responsible for getting the lease to you, and you are not going to pay that broker anything-the broker has no claim for a commission. If the LL gave that broker an exclusive on your apt then the LL is respon for the commission. Tell the broker to take a hike- better yet do you have a friend who is an attorney who can send out a strongly worded letter?
