terminating a rent stabilized lease

I am a resident of Manhattan and reside in a rent stabilized apartment. I terminated my lease as of 2/15/02 by notifying my landlord on 1/15/02. The landlord is demanding rent for the full month of February and will not reimburse my security deposit until the apartment is rented. I have advertised the apartment on my company's database in order to help the landlord, however, he is asking for a 17% increase (above what I pay) in rent. I don't think the apartment will rent anytime soon because the price is too high. What rights does the landlord if I opt not to pay February's rent?[ aside from keeping the security deposit] Can he sue me for the rent due until the end of the lease? I have lived in the apartment for almost 3 years and the lease would terminate on April 30.
