I personally think you're doing fine: 475sf is about the size of some
small 1 bedroom apartments in brownstones and even hi-rises. New kitchen and bath, you have the private outdoor space and you don't have to pay for Con-Ed, which during the summer with the AC would be over $100, and even now the average Con-Ed bill is about $40. Maybe your apartment would go for $100 less today, but maybe not bc you have the yard which lots of people want, plus it would cost you $$ to move. It just sounds like you would prefer being further downtown, but I don't think you're paying too much for what you've got.
