Usually LL's who request payment in cash only are corrupt, and want cash so that there's nothing in writing confirming how much they're taking in for rent (although I don't know how they get around the lease, since the rent amount is usually written in the lease). However, most LLs know that tenants will go along with the cash payment, especially if the tenant is getting an especially good deal on the rent. However, if that is NOT the case in your instance, then I see no reason why you should comply with the LLs wishes. Also, it would not be in your interest to pay cash, as the LL can then turn around at any time and say you didn't pay rent for a given month, unless of course he/she always gives you a receipt for payment....
