brokers fees

I have submitted an application on an apartment which is being reviewed
by the Management company. I have paid the broker his fee and also
submitted a cashiers check for first and last months rent. If the management
company accepts our application, but I have found a different apartment
and I want to withdraw my application, does the broker have to return my
money? I assume that until a lease is signed I am not obligated to
rent this apartment. But is the broker required to return my money too?
