Breaking lease

I have been (illegally) subletting an apartment for about four years,
and the lease is up October 1st. Currently, I am looking for apartments.
Is there a stardard time that one has to give the landlord if I
(actually the legal renter) want to break the lease early?
What are the consequences? Also, what am I required to do to leave the
apartment in decent order? It has not been painted in the six years
that I've been there, and it definately needs it--but that's their
responsibility, right? Also, what reasons would a landlord have to give
to keep the security? Could I just not pay my last month's rent and
the security towards this, or is this something I have to work out with the
landlord?
