breaking lease, can I?

What are the rights of a tenant in New York City (Hell's Kitchen). I live in a building where there is constantly open garbage bags in the halls, common areas, mice, three inch cockroaches, noise levels that rattle my furniture from apartments on other floors. Every request for maintenance, ( a door knob to be installed on the bathroom door that was promised before moving in, door buzzer repair, etc.) has been blatantly ignored despite several written letters. Once, when I tried to ask the super for help, (electricity went out in my apartment), I only got yelled at and cussed out by him without any assistance. (Am I wrong to assume that was his job?) All I got was an accusation for using a computer which "belongs on Fifth Avenue". Can I legally break the lease and get my deposit back? Can I sue or file formal complaints? Please Help!!!
