: I've currently got a rent-stabilized lease which doesn't end until July of 1997. I've got a
: chance to move into a great apartment that a friend is moving out of, and I don't
: want to pass it up.
: What are my options? Someone suggested against subletting, because I'd be
: responsible for the apartment. What about assigning the lease? Does that waive
: me of the responsibility (ie- would the new tenant pay the rent directly to the landlord?)
: Also, someone told me that I can easily break the lease by just telling the landlord
: I have to move out, and calling the broker that originally rented me the place and
: having him rent it out again. Is this legit?
: Thanks for any help.

Met Council has a fact sheet o subletting if you go to their section on the site.
You should also do a search for subletting and assignment.
