How to obtain "fair market rent" info

Our building has just been rent stabilized, and as such will be subject to an initial rent proposal by landlord.

In order to dispute LL's rent proposal, we will need information about rents at comparable apartments. What recourses are there to obtain this information? Is there any way to get beyond the privacy protection afforded to requests for rents on units in the neighborhood?

And what other factors could affect rent determination? Condition of building and of apartments? Lack of a kitchen? Minimal electrical supply, etc?
