We're not co-op experts, but it seems they would have the right (just
like certain apartment complexes) to restrict rentals (across the board)
to adults as long as it's not discriminatory and if within their by-laws
and/or policies. The do have the obligation to noisy neighbors mitigate
unnecessary noise, but that's difficult with kids, not only in how do
you keep them perfectly quiet, but what is considered reasonable? Kids
playing at noon on a Saturday is reasonable, but playing rock music at
2 AM is not reasonable.
