rent control helps gentrify the city

I just read an interesting article on rent control at http://www.cato.org/pubs/pas/pa-274.html

I guess it proves that rent control is working (despite they're trying to prove it wrong). It shows that newcomers have to pay a much higher rent than we do. Thus, we get the benefit of living in a city that's getting more gentrified all the time, but we don't have to pay the gentrification rents. What a bargain!

I guess it's working. With all the undesirables not being able to afford to live here, no wo nder the crime rate is going down!

What do you guys think of Pataki's plan? I say as long as it protects me, who cares. I mean, you gotta be in it for yourself, right. Nobody else is looking out for you...
