: Hi. I've just moved out of a rental property here in Denver CO and bought my first house. But my landlords are totally unreasonable and I know they will try to keep my deposit and force me to pay the last month's rent too--though there is no damage to the premises! My question is, after I pay that last month's rent, what happens if someone else moves in before that month is over? Do I get money back by law, or does the landlord get to keep the extra cash?
: Anyone know the answer to this one? Seems like a landlord should not be able to rent one place to two different people at the same time, but then that's just logic for you, not reality.
: If you know anything about this issue, please e-mail me at Tonya.Sutton@uchsc.edu.
: Thanks!

Tonya,
You may get away without paying the last months rent, but be careful...
if your lease states that you must pay last months rent or you violated
your lease by not giving advance notice to vacate...your credit report
could reflect this and cause you headaches in the future.
No...they can not collect rent from you AND someone else.
I had a similar situation in Washington state. it took me one and
half years...and ninteen letters...to have it removed from my credit report!!
Good luck with your new home....and to hell with those landlords!
Later!
