Co-op responsibilities to sublets?

I am currently renting an apartment from a man who owns an apartment in a co-op. There are many things that need fixing. A window is missing, no shower head, the linoleam is coming off the kitchen floor. I could go on and on. He said he would fix these things, but it has been three weeks. Nothing has been done. My question is can we get out of our lease because we are renting an unsuitable aparment. He says we can't breqak the lease. If we do, he says he will sue. Can we use the co-op management as leverage? Will the co-op management help our cause because he isn't keeping up his place?
