: We live in a co-op building, renting from the absentee landlord. We signed a one-yr lease that was over in Oct. '97. At the time of starting our lease, the board interviewed us and we specifically stated that we needed to be here at least 2 years. They assured us this was fine, probably 2.5 yrs. (We have had no real contact with the landlord except to mail rent. He worked through a management company that wouldn't give us his phone# until after we signed the lease and they handled everything.)
: Today i received a call from the landlord (who lives in CA) and hes interested in selling the apt. He is having a realtor access it soon.
: What, if any, rights do we have to stay? Or, how long can we draw out the process to stay longer? What if he tells us he has someone interested in buying and we need to vacate - What happens if we don't leave? Can we tell him when we can leave (giving us enough time to find a place) or can we talk with the board. (Apparently, their rules are pushing him to leave.)
: we'd appreciate any input.
: Thank you

As an unregulated tenant, you have no right to a lease renewal. You have the right to continue to live month-to-month at the old rent unless (1) the landlord offers you a renewal lease and you refuse it for whatever reason (rent too much), or (2) the landlord commences a holdover action to recover the apartment, which he would do at the time he sells.

It would take two to three months to evict you through the court, and you would defend yourself with the excuse that you are looking for a place to move to.

Two principles come to mind here: (1) Don't rent unregulated housing. (2) Defend and advance rent regulation and tenants rights.

You left me an email message, but I erased it inadvertently.
