No lease, building being sold

We've been living in a residential apartment for 2 years without a lease.
The woman owning the apartment recently died, so our landlord informed us
that they (her family) may be selling the building. He says our only assurance
is that we will get 3 mos notice if the new owner wants us to leave, but
that he cannot give us a lease since the building is still in the woman's
name. But he gives us no assurance that once the deed is in his and other
family members' names that we would get a lease. Do we have any protection,
or do we have to just get out if the new owners tell us to? We've been paying
by check, so we do have proof of paying rent. We'd like to stay in this
apartment and would like to know our rights in this case.
