pets and eviction

I have a number of Qs .. I hope you can help.

I recently adopted a dog and my landlord saw it and is trying to evict me. I thought dogs were permitted because many others in the building have a dog.

I'm looking into procedural defenses as well as disability. Is it true that a LL must serve Notice to Cure or Notice to Quit in the same way he'd serve a petition? My LL sent me letters demanding I get rid of the dog, but he didn't post them or send them certified mail. I think that's improper service.

Also, he demanded I get rid of the dog 10 days from the date of the lettter. is that ok or should it be 10 days from receipt of the letter.

Finally, I suffer from depression and the dog has therapeutic value. Can I use that as a defense? Where can I get more information about that?
