Primary residence

I am writing on behalf of my aunt who lives in NY City. It seems as though
landlord wants to get her out of her rent stabilized apartment by
contending that it is not her primary residence. She has a condo in Florida
which she spends about 5 months in. She has lived in this apartment for
over 40 years. She is so upset. She keeps getting information requests from
him. Since she is elderly, it is very difficult for her to know what she is
required to respond to. Can any one direct me to the requirements in the law
concerning this area. Her lease doesn't expire until next year.thanks
