Your aunt needs to produce very detailed documentaion that shows exactly the day, date, and time that she leaves and returns to New York from Florida each year for at least 8 - 10 years prior to 1998. If this documentation shows that she spends at least 189 days per year in her New York residence in each of the prior 8 - 10 years, then she can take her landlord to court and get the judge to tell the landlord to stop harassing her.
