Question about security deposit

Posted by Alison on July 22, 1998 at 17:12:39:

My roommate is moving out this fall, even though our lease is up next June.
I am in the midst of looking for a new roommate. My roommate wants her
security back, even though I have explained to her that she is breaking
the lease and has no right to it. She wants the new roommate to pay her
the security, whereas I want the new person to give me the last month's
rent just in case they move out mid-lease. (Our landlord won't let me
put a new person's name on the lease, so it will all be under my name. And
the rent is now about $100 more than the security was.)

Who is right in this matter? Do most people expect their new roommates to
pay first and last months rent, and a security deposit? Should I get a
security deposit from the new roommate anyway? What would happen if my
current roommate moved out and didn't pay her last month's rent - would
they take it out of the security, charge her for it, or charge me for it?
