Timely Repair by Coop landlord

I am renting a coop apartment in NYC from an individual coop owner. In
April the ceiling of my bathroom fell off, the coop patched up the hole in
the ceiling but never finish the work till this date (4 months late). I
complained repeatedly. The landlord told me that by law I am considered as a
sub-tenant of the coop, the landlord-tenant law will not apply in my case,
and that the coop has the absolute authority to decide when to finish the
work, and that I have no recourse to request a rent reduction since an
un-finished bathroom does not reduce its function but only effect the room
visually, thus no reduce of service can be claimed. Does anyone had similar
experience dealing with coop landlord? Any comments? Thanks in advance.
