Zoning Differences

What is the difference btwn a commercial and residential building? Can the landlord by fined by the city for letting people live in a non-residential building? I know the landlord can kick you out if living is expressly prohibited in the lease, but does he risk anything by letting you live there?

I am curious because I am looking for a live/work space, but most lofts seem to be work only even though there appear to be people living in them. I want to know what I am getting myself into by trying to live illegally.
