I'm unclear: Are you renting from a building owner or management co. that has unsold apartments on its hands in a co-op building, or are you renting from the owner of a co-op apartment? Either way, you should make sure that you're protected in the event that the apartment gets sold while you're living in it. A friend of mine was going to rent from an co-op apartment owner, but ultimately they were looking for a buyer and wanted to invalidate his lease with only a month's notice in the event that they sold the place while he was living in it. He felt that was too risky. That could be something to look for.
