Lease renewal vs apartment renovation

We have a stabilized apartment in which the lease will be up in March.

Our landlord has expressed wishes for us to leave so he can gut it and turn it into a penthouse (we have a top-floor apartment). He offered us an aprtment next door (newly renovated), but it's not as nice as ours plus he wants more money for it - an amount we wouldn't be looking to pay even if we were moving. We have a great apartment and we don't want to leave after March.

First, despite his wishes that we leave, isn't the landlord required to offer us a lease renewal anyway?

Second, do we have any special rights (e.g. reimbursment for relocation exspenses) since we are literally being forced (albeit asked real nicely) out of an apartment we would otherwise remain?

Any info, or related experiences would be appreciated.
