It's now after the election, but to answer the question(s), Republicans
are in control and rent regulation is all but dead. If a landlord wants to
avoid it, he/she can do so. I see it every day. DHCR may (once in a while)
issue an order helpful to a tenant, but if a landlord wants to ignore it,
he can. Courts are not much better. Democrats were the one that allowed
the system to become a legal nightmare (which is one reason why the
public overall did not mind scaling back on the laws of rent regulation)
Read last years polls. THe public is uneducated and thinks rent regulation
is some kind of unfair deal for just a few rich people. My point is not
an either/or situation. Rather, the solution is to fix the Dem. party.
