The rent regulated tenants can challenge a reduction in services, although this may not be successful if the landlord can show that the automatic elevators provide an adequate substitute. I believe that DHCR may have some advisory opinions or operational bulletins on this subject (which you can search at other places in tenant.net)

The unregulated tenants have to rely on the language of the lease. I know it sounds cynical, but if 24-hour doorman service were so important, why didn't you add it to the lease? Your broker should complain. Perhaps if the broker has a decent relationship with the landlord, the broker can work out some other deal for you.

It really is outrageous, isn't it?
