Lease Breaking

I'm moving into a place tomorrow (12 month lease already signed, 1st payment
already cashed by Landlord)... Been in cleaning it and preparing for my things.
Discovered Yesterday a HUGE roof/ceiling leak in the hall closet coming
around the chimney. Previous damage on ceiling and hall floors/walls shows
this apparently is a long-standing problem. LL mentioned last tenant disliked
'leak' which I presumed was the faucet or something. I called him about the
water out in the hall.. discovered 'buckets' at the base of the chimney today..
(oooh, THERE'S a solution!) Do I have the right to move out prior to the
12 months if this problem persists? I'm in a bad spot now and HAVE to move
in, but am thinking of looking elsewhere in May when the students leave and
free up new rentals. I'm afraid it'll become a court issue, but I WON'T stay
when the carpet floods everytime it rains.

Advice?
