Is this rental agreement fair?

We are about to rent a house in Bronx, from LL who now lives in Florida. Should we "release her from liability; defend and indemnify her from any lawsuit caused from injury or death from us(sic) of pool in rear of rental premises"? Is this assuming too much responsiblity for her incompletely fenced property and pool without a secure cover? Her proposed agreement (month to month) also says we are responsible for stove and refrig, and that if we replace appliance that she has option to purchase at fair market value; we don't know the condition of the appliances. LL's only listed responsibilities are maintenance of boiler and water heater. We agreed to pay utilities that include an illegal basement conversion, because we want the place, (even though LL seems a little wacky).
