Have to wait the 30 days

I'm pretty sure you have to wait the thirty days before filing. The kicker is that you need to do the notice properly. You may have to go down to the court to get the proper form.

: I'm about to give the current month to month licensee her official 30 day notice that the agreement is going to be terminated. I am afraid she's not going to go gently into the good night and not leave in a timely fashion. Should I initiate eviction proceedings in Housing Court now or wait until after the 30 days notification time is up? What's the process? I hope she doesn't damage the apartment or kill my cat. thanks.
