your email is from Portland Oregon
you don't say where the apt house is
you don't say what you've done to help yourself
you don't say if person leaving was roommate
are you a real landlord?
did you go to off-campus housing center?
did you read the Oregon stuff on tenant.net?
did you read other suggestions here for similar situations?

ps: he thinks he's entitled, let him sue you in small claims court

your 'urgent' message:
Help! I gave a renter a 30 day no cause notice. He was a little annoyed because he
didn't think he could find another place on such short notice. Well he did, in fact two
weeks early. Now he wants his money back. He has calculated it all out and thinks he
is entitled to 19 days of the 30 days he paid for. I don't believe this is how it works.
Does anyone out there know for sure?
