: I currently live in a typical Manhattan apartment (8-12 units). My lease was to expiry at the end of September. I gave the Landlord 90 days notice that I would like to terminate the lease three months early. He easily found a new tenant at a higher rent then I am paying. When I asked him if I would receive all of my security deposit he said yes except for $500 for advertising. He now tells me it maybe more. He will know at the end of next month.

: This is obviously B.S. and I am not going to pay my last month's rent. Given this, what is my liability if any???

Seems to me you should pay him your June rent and hope he gives your security deposit back. You do not want to go to court over $500.
