Upon moving in, the broker told me that the owner of the condo suddenly decided to put the unit up for sale, contrary to what he had said when I signed the lease. The lease does say that upon a sale, the owner can terminate the lease in 30 days. However, I cannot believe that the law can allow a broker to take a fee for a rental and then tell someone that they lease can be terminated in a month if the unit is sold immediately. Does anyone know for sure?

Brokers are licensed, right? Call the city and/or state agency that licenses them... Try the Dept of Consumers Affairs on the NYC page: they have links to other resources. click below.
