Yes, you can. No one gets a rent-stab lease for longer than 2 years anymore (used to be 3 years). PS: When you sublet, you become the landlord to your subtenant: have a lawyer review the papers.
You still need to ask for your landlord's permission, which another law says cannot unreasonably be withhheld. Have you read the info on TenantNet Home re subletting?
