: I recently moved into a rent-stabilized apartment in Jackson Heights. To be considered by the landlord, I had to pay a $250 application fee (and provide lots of personal information). At the lease signing, the real estate agent absorbed $100 of the fee, but I still ended up paying $150 over the standard 1 month agent's fee, 1 month's rent, and 1 month's security deposit. Is that application fee considered "key money", and is it legal? Thanks.
